As planned, upon completion of the development of the villa, Lee is offering fractional ownership to four individuals, allowing them to share in the proportional rights for usage of this luxury villa and all related benefits. The structure of the plan has been designed to deliver true ownership benefits, including both usage and income potential, while sharing the overall cost of a fully managed and serviced villa.

Many people desire the comfort and convenience of having a private villa on the island but have a limited number of weeks to take vacation and therefore can’t rationalize the purchase of a multi-million-dollar second or third home. This opportunity addresses that issue. For a small fraction of the cost of buying a comparable—but likely less well designed and planned—villa, an individual can enjoy ownership of a remarkable home on a one-of-a-kind island.

Lee has a team on the ground in Anguilla who will manage the home and the needs of the ownership group—the same team that was responsible for the initial management of Kamique, another development designed by Skolnick, and other homes on the island. In addition to maintaining the home and coordinating the fractional program for the owners, the team will provide concierge, housekeeping and other guest services for owners and rental guests while they’re in residence at the villa.

The home is less than a minute’s drive to the sands of Rendezvous Bay, one the island’s premier beaches, making it easy for you to return home to shower, eat or otherwise take a break from your time on the sand. Together with the in-home services provided, the rewards of many beach villa vacations await you.

A one-fifth ownership share is priced at $800,000, with a financing package available to cover 70% of the purchase. Each owner would have exclusive use of the home for 10-12 weeks a year, with prime vacation periods rotated on an annual basis. Ongoing maintenance costs, estimated at $6,000 per month ($1,200 per
owner), would be shared equally among the owners. Rental income earned for weeks that are unused by a given owner but rented out instead will accrue for the owner of the allocated weeks during which the villa is rented.

In sum, this cost-effective and turn-key program offers ownership and usage of a luxury villa in Anguilla that provide the most pampered and memorable of vacations.
